Case Study Bluebird Ski Lockers at Avon, CO | Circadia

Written by Circadia | November 25, 2025

Designing a Seamless Ski-In, Ski-Out Experience

When you’re a stone’s throw from a ski lift in Colorado’s Vail Valley, expectations are high. So when a dated office space in Avon, just 1,000 feet from the gondola, needed a transformation, Circadia stepped in with boots on and commercial interior solutions ready to match the mountain lifestyle.

What started as a tired, multi-tenant building is now Bluebird Ski Lockers at Seasons at Avon: a high-end amenity space offering concierge-level locker storage, custom lounge areas and premium experiences for visitors and long-time residents alike. Circadia’s self-performance model played a critical role in bringing this space to life, blending sophisticated commercial interior design skills with on-the-ground problem-solving in a remote, mountain-town setting.

Situation

Setting the Scene: A Space with Potential

The Seasons at Avon building sits in the heart of the action, surrounded by restaurants, hotels and ski shops, with easy access to Beaver Creek Mountain. The building’s new owner, Nick Pass, had a vision: transform a tired office suite into something special: a ski locker lounge with a hospitality-inspired feel. The project required more than construction, it needed a commercial interior design approach that could merge luxury hospitality with the natural beauty of a ski town.

Pass partnered with Michelle O’Toole of ODA Studio and Gabe Bellow of MA Architecture for the design. And when it came time to build, he turned to Circadia for the heavy lifting, and nearly everything else.

“The social setting is my favorite part,” Pass said. “There was a lot of thought put into the feel and comfort of the space.”

Challenges on the Mountain

While the vision for the new space was clear, executing it came with two major hurdles:

  • Construction labor shortage: Despite using industry-wide tools like Building Connected to source subcontractors to execute the project, Circadia struggled to find qualified tradespeople willing to take on the job in this remote mountain town.
  • Changing regulations and delays: Throughout the project, the City of Avon introduced new building requirements and approval delays. Navigating them meant daily collaboration with city inspectors and an agile, solutions-oriented approach.

“There were a lot of new regulations and building expectations that were implemented in the City of Avon that continuously delayed the project and added new hurdles,” Pass said. “We worked closely with the city inspector and Circadia to overcome the required changes.”

Solution

The Circadia Difference: Self-Performance in Action

Where others may have delayed or scaled back, Circadia stepped in—literally.

Because of the lack of subcontractor availability, Circadia self-performed the majority of architectural trades, including:

  • Demolition
  • Carpentry
  • Drywall
  • Flooring
  • Acoustical ceilings
  • Ski locker installation

For electrical, low voltage and security systems, Circadia leveraged trusted partner Compass Electrical Solutions out of St. Louis. Circadia coordinated directly with Compass to ensure seamless delivery of these critical systems.

The result? A project that could’ve stalled indefinitely instead progressed steadily, and beautifully.

Design Highlights

Interior Design was led by ODA Studio, with Circadia translating the vision into reality through innovative interior solutions tailored to the space. Some of the standout features include:

  • A hospitality-inspired lounge with warm lighting, modern finishes and elevated touches inspired by the area's natural beauty
  • Custom ski lockers for secure storage with personalized access
  • Flexible office and gathering spaces that have already evolved to meet tenant needs post-opening
  • Expanded social zones, with upgrades like bike storage and event hosting since launch

“We created a luxury ski locker experience within a tight budget and a very uniquely shaped space. Everything had to be carefully dimensioned and coordinated.” Michelle O-Toole, ODA Studios

From a design perspective, the space doesn’t just serve a function; it creates an experience. Every element, from the warm materials and natural textures to the thoughtful lighting and comfortable furnishings, is curated to evoke a sense of calm and connection. It’s the kind of place where renters want to linger after a day on the mountain, gathering with friends, enjoying the view, or simply unwinding in a setting that feels both elevated and inviting. The design blends practicality with atmosphere, ensuring the space is as functional as it is memorable.

Results

Bluebird Ski Lockers at Seasons at Avon now stands as a proof point for Circadia’s ability to take on highly custom, logistically challenging projects far from home base.

“Our differentiators are our people, our productive supervision and our self-performance capabilities,” said Mark Richert, Construction President of Circadia St Louis.

Key outcomes:

  • A warm, welcoming atmosphere that aligns with Colorado’s upscale ski culture
  • The flexibility to evolve the space based on real-time usage

And perhaps most importantly, a client who’s thrilled with the outcome and already thinking about what’s next.
